What is the current value of your home? This is an often asked question by customers and clients who seem overwhelmed by all the recent media attention to the changing real estate market. How has the value of your home been impacted by this current market? We have been in a strong sellers’ market in 2016 primarily due to a lack of available homes to satisfy the steady demand.

If you decide to sell your home, what is the “sweet spot” in pricing to achieve the highest and best outcome? What is a good selling strategy? Again, too often, we are some times misguided by information not relevant to our local market conditions. Selling strategy should be based on three significant considerations: a) Establishing a “list price” to achieve maximum interest in the property but not discouraging potential buyers or potentially leaving money on the table; b) Establishing appropriate marketing to attract the attention of potential buyers in the appropriate areas and price ranges; c) identifying the areas of the home which require some “touching up”. This does not necessarily mean major updating….don’t waste money on possible improvements which may not be appreciated by the market or worse – removed or replaced by the new owners. This dynamic real estate market requires the right knowledge to achieve the best result.
